私たちが移住してきたのが、2003年3月でしたが、そのちょいと前あたりに火がついて、移住者の増加と共に呆れるようなバブルぶりを見せ、右肩上がりを疑わない買い手のために、先進国トップの金利にまで引き上げてきましたが、ようやく昨年勢いが止まり、下り坂に転じ始めました。

The interest.co.nz index of mortgagee sales listings on www.realestate.co.nz and www.trademe.co.nz has jumped 7.1% in the last week to 226 and has more than doubled in the six weeks since we started the index. Mortgagee sales listings in Auckland rose 18.7% in the last week to 108 and are up from 51 six weeks ago.

不動産最大手のサイトと、ネットオークション最大手のサイトで、mortgagee sales(差し押さえ物件の競売)が７．１％増だそうです。たったの6週間前と比べると倍増以上。

During the last 7 days the #1 search term used on realestate.co.nz was mortgagee recording 705 searches in 7 days - this amounts to 3.7% of all searches over the past week. At this time last week the term mortgagee was also #1 recording 1,646 searches over the prior 14 days - amounting to 3.8% of all searches over that period.

Similar terms capturing interest were mortgagee sale #59 with 50 searches and urgent #143 with 31 searches.

その不動産サイトで、この7日間に"mortgagee"という単語が記録的な回数、検索のキーワードとして使われたようです。バーゲン物件を狙って息を潜めていた人達が動き出した模様。

それにしても、途方もないお金持ちならともかく、なんでこういう物件を買うのに、銀行はお金を貸すんだろう。まさか賃貸に出す物件じゃないだろうから、ちょっと豪邸住まい気分を味わう以外に、何を生み出してくれる訳でもない。メンテナンスも大変そうだし。実用性のかけらもない。歴史的建造物系の物件は、外観に影響あるようなリフォームをしてはいけないことになっていて、面倒。冬は寒いんだろうなぁ。これだけのお金を不動産に使うなら、普通のファミリー向け物件を複数買う方がいいなぁ・・・、夢もロマンもないか、私。
